Ready to Apply for a Home Loan? Here’s What to Expect

You don’t need to have all the answers – just your goals, questions, and a rough idea of what you’re hoping to do whether that be buying, investing or refinancing.

One of our team members will take time to understand your situation, including your income, expenses, employment history, and any savings or debts. From there, we’ll begin identifying the best loan structure.

What we’ll cover: Your short-term and long-term goals, borrowing power, and preferences

We’ll present a shortlist of loan options from over 40 lenders, including banks, credit unions and non-bank lenders. You’ll receive a clear comparison – interest rates, fees, features, and reasons why we’re recommending each option.

Once you’ve chosen the right loan for your situation, we’ll help you complete the application, including submitting all required documentation – payslips, ID, bank statements, etc. We’ll liaise with the lender on your behalf.

Tip: Having documents ready speeds up approval.

The lender will organise an independent property valuation to ensure the property is worth what you’re paying (or borrowing against). This protects both you and the lender.

Once the lender is satisfied with your application and valuation, they’ll issue a formal approval. This is sometimes called ‘unconditional approval’ meaning your loan is now fully approved and ready to proceed.

Common milestone: You’ve made an offer on a property and it’s been accepted — this is when things start to feel real.

You’ll receive the official loan documents to sign. Your broker will walk you through these to explain what everything means so there are no surprises, fine print, or confusion.

Reminder: You’re never on your own. If a clause or fee isn’t clear, we’ll flag it and break it down in plain English.

Once your documents are signed and returned, the lender will arrange settlement either with your solicitor or the vendor’s. This is when funds are officially transferred and ownership changes hands (for purchases) or your new loan is activated (for refinances).

Case Study: You’re refinancing to access equity for renovations. On settlement day, your new lender pays out the old loan and the excess funds go straight to your nominated account.

Our job doesn’t end at settlement. We continue to check in on your loan’s performance and will let you know if better opportunities become available down the track. You’ll also have support for any questions, redraws, or refinancing down the line. Think of us as your long-term finance partner, not just a one-off service.
